      PGI Residential Surveys is an independent surveying business with over 30 years of residential property experience. We cover Bedfordshire, Buckinghamshire, Cambridgeshire, Hertfordshire & Sussex.

      Regulated by RICS, we offer a home buyer surveying service for peace of mind when purchasing your next home.

      Our surveys cover all the building elements that make up a properties construction from the chimney to the foundations and everything in between. We identify defects, offer advice on repairs and highlight areas that require further investigation. We undertake surveys on flats, bungalows and houses of all shapes and sizes, delivered in a user friendly jargon free reporting format.

      Buyers are often under the mistaken impression that a mortgage valuation is a survey and will highlight any structural defects or inadequacies. The Council of Mortgage Lenders requires solicitors to advise their house purchasing clients to obtain an Independent building survey on any property that they are intending to buy.

      Who will carry out my survey?

      All surveys are carried out by a member of the Royal Institution of Chartered Surveyors (RICS).

      At what stage should I instruct a Surveyor?

      Ideally, a survey should be carried out soon after you have agreed the price on your proposed purchase, although it can be carried out at any time during the buying process.

      What type of survey should I have?

      This is generally determined by the age of the property, it’s condition and complexity. Usually, if the property was constructed before 1900 a Building survey is normally appropriate. A Home buyer level 2 or level 1 survey is usually appropriate thereafter, although where a property has specific structural defects, multiple extensions, or is of non standard construction, a level 3 Building survey is recommended.

      Can I discuss the survey with the Surveyor?

      Yes, you can discuss the survey at any stage of the house buying process. You can also request the Surveyor look at specific building elements should you have any particular concerns.

      How and when do I pay for the report?

      You can pay for the survey report by bank transfer, credit or debit card or paypal. We will send you an invoice via email. Once payment is received we will arrange to attend the property and carry out the survey.  

      When will I receive the survey report?

      Depending on the surveying service you have requested, we aim to complete the report within 2-5 working days. We will do our best to accelerate the turnaround time in the event of an imminent exchange of contracts.

      In what form will I receive the survey report?

      Our survey reports are emailed in pdf format. If you do not have access to email you can request a hard copy via post.

      What to do if you have a complaint

      A copy of the complaints handling procedure will be made available on request.
